Continuum South Beach | Which Units Sold in the Last 12 Months
Continuum South Beach sold 25 Units in the last 12 months*. We analyzed these units and showed you the value you get within the different price ranges. On the right-hand side we added several of the actual listing pictures of units that sold within that price range. This will help buyers to see what they can expect within their budget and helps sellers to get a realistic idea of what their unit can sell for.

$1M and Below
Expect smaller (Between 600SF and 750SF) 1 bedrooms on a lower floor in pre-dominantly the north tower. Sales prices per SF range between $1,050 and $1,150. Units are often in their original state or come with small moderations/updates. On average, units sold with a 10% discount from their asking price.
$1.5M-$2M
Expect original, larger 1 bedroom units between 1,200SF and 1,400SF. Views might be mostly city views or partly city views with a glimpse of the water (mostly the bay) as units are generally already on higher floors. In the last 12 months buyers ended up paying 10% less than the asking price.
$2M – $3M
With a $2M budget one can expect a 2 bedroom that ranges between 1,400SF and 1,600SF. While some units might still be original developer units, many are also updated. Most of these units offer indirect ocean views or direct ocean views with a glimpse of another tower. Sales prices per SF vary here between $1,650 and $2,000 per SF. On average, these units saw a 10% discount between their listing and sales price.
$3M – $4M
This budget will offer you 2 bedrooms or occasionally a 3 bedroom ranging anywhere between 1,750 SF and 2,150 SF and selling between $1,650 and $2,100 per SF. Units can be located on all floors, and typically offer direct ocean views (Occasional units might offer just indirect ocean views). Most of these units are partly or completely redone, with new floors, new kitchens and new bathrooms.
Units in this price range saw a 10% difference between asking and sales price.
$4M – $6M
For $4M to $6M you can expect 2 till 4 bedroom units although most units sold in this price range offer 3 bedrooms. Units typically range between 2,000 and 3,000 SF and are selling between $1,600 and $2,300 per SF. Commonly these units offer unobstructed ocean views. This budget offers mostly redone, remodeled or completely customized units. Some sporadic units might need additional updating or work done, but will have superb views, more bedrooms or a unique floor plan to compensate for this. These units sold for 10% less than their asking price (average taken over the last 12 months)
$6M – $10M
These luxury Continuum units for sale offer between 3 and 4 bedrooms and 2,500 to 3,000 SF. These units are normally located on higher floors and offer unobstructed ocean views. More often than not these residences are completely remodeled. If a unit within this price range needs updating or is still an original developer unit, these are normally the units with great potential, think of high-floor units, corner units with superb views, very large units, units with 4+ bedrooms, large terraces, desired floor plans etc. At this price level many buyers look more at the potential of a unit. Units here typically sell between $2,100 and $3,000 per SF. Units in this price range saw a 7% difference between asking and sales price.
$10M+
The very top of the top at Continuum South Beach, which includes high floor units, extremely large units, double floor units, units with large terraces corner units overlooking the Governments cut and the open ocean or extremely luxurious units with high-end finishes.
Only one sales occurred in the last 12 months, which was a 4,000+ SF unit that sold for $2,797 per SF. The unit sold within 8 days for just 3% below asking price.
