Continuum on South Beach | The Large Sized Units are in Demand!
Continuum is ideal for families with children or those who like living large. Continuum has many units that provide for a single family home feeling while not having to worry about outside maintenance and providing for spectacular views. While 3, 4 or even 5 bedroom units tend to be less desired, Continuum is seeing a high demand and prices are increasing.
Continuum’s 3+ bedroom offering is seeing an increase in prices. After the peak around 2014 and the corrections in 2015 and 2016, we see an upward trend again from 2017 onwards. Both towers combined have recorded a higher price per SF in 2018 then during its 2014 peak. Needless to say not many units sell on a yearly basis which can lead to extreme numbers in certain years. Looking at the below graph however, we can see that there is an increasing trend line for the larger Continuum units.
The graph below shows the amount of sales per year of larger (3+ bedrooms) as well as the current amount of listings. With an average of 4+ units per year in the South Tower and 3+ units in the North Tower we can conclude that there are 26 months* of inventory in the South Tower and 30 in the North Tower. These numbers are one of the lowest numbers in all of Miami’s luxury condo markets. Why does that matter? Because this means that the supply is absorbed by the demand and well priced units will be sold easier than elsewhere in Miami.
*4,13 units are sold on average per year, which are 0.345 units per month. With 9 units for sale at the moment it would take (9/.345=) 26 months to sell all inventory if no new units would enter the market
