Continuum South Beach Sales are Up
Inventory Levels and Current Listings
With an elevated amount of listings, the South Tower is now experiencing 42 months of inventory. The North tower is seeing a healthier demand/supply curve with 26 months of inventory.
Between 12 and 18 months we speak of a balanced market. Most luxury markets tend to have a higher amount of inventory, which is typical for a buyers market.
The Price Ranges at Continuum South Beach
While 2016 and 2017 were years of price corrections, in 2018 we see that the confidence in the market is back again and prices are rising again. This year we have witnessed first hand that inventory decreased, prices went up and more people listed their units for sale again as the market gained in strength
The lowest sales price per SF in 2018 was for unit 514 in the North tower at $1,149 per SF
The highest sales price per SF in 2018 was for unit 3501 in the North tower at $3,069 per SF
