Continuum on South Beach is Experiencing a Shortage in Rentals
We get daily calls and messages from potential renters looking for a Continuum condo unit for rent. The demand for rentals is high; both seasonal as well as yearly rent are extremely desired.
The Continuum Rental market
Looking at the rental numbers of Continuum we see that no studios were rented in the last 365 days. 5 One bedrooms were rented, 31 two-bedrooms, 9 three-bedrooms and just one unit with 4 or more bedrooms. This only includes units that went under contract in the last 12 months, this does not include those that were already rented or those that are rented off-market!
Now looking at the active listings you can tell right away that there is not a lot of inventory. The highest demand is for 2 and 3 bedrooms with water views. If you are looking for a 3 bedroom at this moment you have 3 options!!!! This shortage is now leading to renters putting in full price offers or offers that are above the asking price.
Continuum is also known for its seasonal rentals. We see an increased interest specially between December and April. Many of these renters want to occupy the unit just for 4 months, but are fine paying for 6 months just to stay at Continuum. With high demand and Continuum’s great location and amenities many owners receive top dollar for these seasonal rentals.
The Off-Market Rental Market
Many owners want to rent their unit while they are away to receive some additional income, but they do not want to advertise the unit for rent. For these owners we offer to rent their unit off-market. This means we do not advertise your unit on the MLS, but we share it with our ContinuumExpert.com visitors. With daily calls from potential renters and limited inventory we can rent your unit without having to show it to many people or advertising it! We also get many calls from other agents who know our website is gaining in traction to see if we have off-market listings for their clients.
