Which South Beach Condos Will Be Most Successful in 2018!
Let me caveat the description of successful and how I normally judge condos, before we discuss the finer points.
First of all its the views. You don’t move to Miami to look at other buildings, you move to Miami to see the ocean and to live an outdoors life. Condos with spectacular views perform better over time than those who don’t have water views. The same goes for condos with high ceilings heights and deep balconies. These architectural features are normally seen in luxury condos and provide for a competitive advantage. Third, finishes e.g. Zubzero and Wolf as opposed to GE, Monogram, Philips or Whirlpool. Finally, we have services: amenities, concierge, valet and private elevators. Normally we would also mention location, but given that the below condos are all located in desired South of Fifth we leave that aspect out.
Two of the below buildings (Continuum and Murano at Portofino) are seen as “higher density”, while three of them are boutique condos. However it must be taken in consideration that the South of Fifth luxury condo market is mainly used for second or third homes. With these residences being occupied for 3 to max 6 months in the season and the large size of the grounds, those two buildings should not be seen as true “high density” projects.
Continuum
Ideally located with spectacular views of the bay, the ocean and South Beach. Continuum sits on 12 acres of prime oceanfront land, which is the largest piece of land on the Beach to house a luxury condo. There are no neighboring condos close enough to obstruct the water or city views, and nothing will be built on these grounds in the future. The large premises also guarantee a higher level of privacy and exclusivity. The services are spectacular and amenities include two pools, tennis courts, a kids room, an on-site restaurant and beach service. Continuum offers private and semi-private elevators and 10 ft ceilings throughout (some units and the townhomes offer double ceiling heights). Only accessible with your fingerprint the towers stand for safety. Continuum has seen a great deal of appreciation in the last few years and is experiencing a strong start of 2018.
Apogee
Another condo located on a prime waterfront location. This 22 story building is ideal for those that value privacy with only 68 residences in the tower (4 residences per floor). This low density building is home to several celebrities and HNWI’s who value the privacy, exclusivity and the highest grade finishes. The condo is known for excellent service and attention to detail. The service is really one step ahead and caters to the needs of the residents, who are mostly part time residents in need of assistance with the maintenance of the unit. There are only two large floor plans available that vary between 3,000 and little over 4,000 SF and residents enjoys both city and water views. Other desirable features of Apogee are the massive (11ft deep) balconies with summer kitchens, 10 ft ceilings, kitchen with gas appliances and the finest finishes. Each unit has a privately-enclosed two-car garage on the parking levels.
Glass 120 Ocean
Glass 120 Ocean is extremely boutique with only 18 units on 10 floors. Privacy and space is highly regarded at this project, which could have had three times more units on the site. It should not come as a surprise that Glass is an ultra-contemporary glass tower that integrates the in-and outdoors and enables lots of natural light to enter the units. Glass offers full-floor layouts (rarely seen in Miami) that will give residents panoramic views of the ocean, bay and Miami (Beach). Developer Terra Group calls the design unique and doubts whether they will be able to this this again. Residents will have all the amenities of a high-end condominium, including “an estate manager’’ to meet residents’ needs, as well as valet, housekeeping and maid services, beach service, a gym and 24-hour security.
Murano at Portofino
One of the best performing condos in South of Fifth, this well-established South of Fifth icon stands for breathtaking ocean, bay and city views. The residences are looking on over 600 feet of magnificent Bay frontage and offer a private and intimate Bay side Beach Club with saltwater pool and poolside cafe. Select residences offer private elevator foyers and all residences offer 9 ft ceilings. Murano has seen a steady performance in recent years, even though the general South Beach market has seen some price corrections.
