Choosing the Right Floor Plan at Continuum Condo in South Beach
There are tremendous differences in the floor plan configuration and by consequence in a better or worse use of space. All condos tend to have some good and bad floor plans and Continuum is no exception. Remember though, it is all relative so when we discuss a floor plan that is less than optimal, in terms of views or configuration, the price per SF is often much less than a superior counterpart. Additionally, finishes vary enormously and we personally know of units with multi million dollar build-outs, which move the value significantly. Not just because of the finishes, but because some have been immeasurably altered from the original developer’s plans and this needs to be respected too. This is an obvious caveat to most so let’s move on into the ‘meat’ of the blog!

Beware of Long and Dark Corridors
A few floor plans in the building feature long and dark corridors, that do not help with the flow and end up with substantial wasted space. If you are looking at units with an original floor plan, pay attention to those details and notice the difference with the split floor plan 2 bedroom units, which tend to have a generous living are with almost no wasted space in corridors and other small or big alcoves.
- The 07 and 08 lines from the 5th through the 21st floor
- The 06 and 07 lines from the 23rd to the 29th floor
- The 05 and 06 lines from the 30th through the 39th floor
Beware of Small 3rd Bedrooms
When looking at 3 bedrooms, pay attention to the size of the third bedroom, which is often sacrificed and reduced more to a den. For a three bedroom we choose the below units as the best line/best view/best plan in the tower.
- The 06 line residences, which are located below the 21st floor
- The 04 line residences, located above the 30th floor as the best line/best view/best plan in the tower.
Units with more than 3 bedrooms are mainly combined units that offer extra spacious plans and are sold at premium prices, no matter where the view is.
Renovated units, most of the time feature tremendous changes in the plans. Take that into consideration when considering buying a fully renovated unit. Paying top dollar per each square foot, you should make sure all that space is actually utilized properly.
Townhouses are a very special product that Continuum offers.
The more affordable 3 bedroom townhouses are located south of the South Tower, facing the South Pointe Park. Those do not offer an ocean view, but provide a great space, great privacy and easy access from the parking garage directly to the back door of your home. That is the perfect property for who wants a “homier” lifestyle and do not mind the stairs.
The townhouses located to the East of the South and North Tower provide great views of the ocean and fabulous private rooftop terraces. Those townhomes trade at a higher price per square foot and some of the renovated townhomes even feature a private elevator.
Something to Consider at Continuum
If your family does not require a third or a fourth bedroom, but you need some more office/working space, you should consider buying a studio/guest suite on the 4th floor or a cabana by the ocean. Those have a value that ranges somewhere around the $1 Million, but they do not carry any extra expense in terms of maintenance and real estate taxes. Besides the priceless change of scenery these can add a great value to your unit. Guest suites and cabanas can only be purchased by an owner of a unit in the building and rarely come to the market.

The Best Floor Plans at Continuum in South of Fifth: Floor Plans at Continuum North Tower
The North Tower at Continuum, with the recent upgrades in the lobby, elevators and lush outdoor space, has become more and more desirable. When it comes to the best lines in the building these are our advises to you:
- This tower offers several more options of studio and 1 bedroom units. Some exceptionally good ones located in the lower floors.
- When it comes to the 2 bedroom units we prefer the 01 and 02 line until the 20th floor, which offer a great use of the space, a den and 3 separate terraces facing the ocean
- Among the 3 bedrooms, we recommend the 03 line between the 21st and the 26th floor. Over the 27th floor there are plenty of options for larger units and the floor plans are quite functional, just the views differ a lot with the 03 and 04 line offering spectacular sunset sceneries over the government cut and the bay, while the 01 and 02 line are the East facing with the endless tones of the ocean.
